Real Estate Outlook 2007
Official Sponsor

We had the pleasure to sponsor the 14th annual Jurock Real Estate Outlook 2007 conference which drew some 600 delegates to the Westin Bayshore in Vancouver October 14th. The conference is famous for its hard-hitting, up-to-the-minute information, and it certainly lived up to the billing. The Real Estate Outlook conference, which consistently recruits expert speakers from the real estate front line, is known for its eerily accurate forecasting of the market.
This year, British Columbia real estate investors are entering an exciting and potentially profitable year. With easy financing, a robust economy, rising in-migration and a higher inventory of properties for sale, Real Estate Outlook delegates were told that the next two to three months represent perhaps the best opportunity for investing over the next year. Real Estate Outlook 2007 was fortunate to have top experts who provided insight into both specific geographical markets and specific real estate strategies.
Real Estate Strategy Seminar

Richard regularly meets clients and accountants at CIBC Boardroom to educate them about home buying and selling so that they may educate their clients. This is a strong way to give back to the community through awareness.

The Power Within - A Passion for Life
A meeting with Herb Cohen - World's Greatest Negotiator

In the recent Power Within event held in Vancouver in March 2005, Richard had the pleasure of personally learning expert negotiation techniques with the world's greatest negotiator, Herb Cohen. Above is a picture taken backstage with the Master himself.
Herb Cohen has been a practicing negotiator for the past four decades, intimately enmeshed in some of the world's headline dramas - from hostile takeovers to hostage negotiations. His clients have included business executives, entrepreneurs, sports and theatrical agents plus large corporations as well as governmental agencies, such as the Department of State, F.B.I., CIA., The U.S. Conference of Mayors and The U.S. Department of Justice.
While serving as an adviser to Presidents Carter and Reagan on combating terrorism, he was involved in the Iranian Hostage Crisis and credited with helping to shape the government's response to the skyjacking of TWA Flight 847 and the seizure of the Achille Lauro. His input and advice has been sought by the White House on a myriad of problems such as The Gulf Crisis, The seizure of the Japanese Embassy in Lima, Peru and, The Camp David Mideast Peace Talks.
Basis of His Strategy:
Herb’s negotiating strategies come out of his parents’ admonition, "Now. Herbert, if you treat people nice, They will treat you nice." Listen to the other person, respect his or her position, ask yourself how you can come to terms, and save the toughest item to negotiate until last. Keep your demeanor amicable, and when necessary, admit to what he calls "calculated incompetence." Say, "I don’t know" when you don’t know something.
“The operative attitude for success is to care…but not too much,” Mr. Cohen said. To be effective in face-to-face negotiating, he urged listeners to do the following:
- Don’t spend time talking and pushing you own point of view
- Listen actively, showing in a nonverbal way (through nods and smiles) that you’re absorbing what the other person is saying
- Ask questions
- Take notes, which shows respect
- Probe deeper and listen “louder”
- Avoid all arguing and debating
Through these techniques, Mr. Cohen stressed, negotiators can unearth the other side’s underlying concerns. Once identified, those concerns open up to the deal proponent a path to address them. “You help them solve their problems while you solve yours,” he said.
“In negotiating,” he said, “stupidity is better than being smart. People will respond favorably to vulnerability,” Mr. Cohen cited self-deprecation as a useful tool, e.g., being young and inexperienced, being new to the industry, being a man in a roomful of women. He also urged the audience to slow down the process of negotiation, and “dwell amidst uncertainty and ambiguity.”
